How does coop work?

I wanna rent an appartament in a building,but the landlord told me that I'll have to fill some applications and pay fee to cooperation,and I have absolutely no experience with it! Can somebody please explain me what the procedure is,and which doents I'll have to have whith me on interview? thank you
